How the Borrowing power calculator works
This calculator estimates your monthly surplus income after tax, living expenses and existing debt repayments, then works out how large a loan that surplus could service at your interest rate plus a serviceability buffer — the same general approach banks use to make sure you could still afford repayments if rates rise.
Every lender applies its own credit policy, minimum expense benchmarks (such as the HEM) and buffer, so your real borrowing power can differ substantially from this estimate. Treat this as a starting point for a conversation with a lender or mortgage broker, not a pre-approval.
